Designing the Next Chapter: How Thoughtful Design Builds Connection in Active Older Adult Communities

The layers of color, texture, and material that define Sunbird Ranch were inspired long before the design began—through local discovery, meaningful connections, and a deep commitment to creating spaces rooted in place.

The conversation around 55-and-over communities has changed dramatically over the last decade, and for good reason. Today's residents aren't looking for traditional retirement living. They’re looking for beautifully designed neighborhoods that encourage an active lifestyle, foster new friendships, and create opportunities to explore hobbies, wellness, and community. More than anything, they're looking for a place that feels like home from the moment they arrive.

That’s exactly what we've been exploring through our partnership with High Point Living, a global developer creating design-forward, active older adult communities across the country. Together, we've established the design vision for two of its first communities—one called Sunbird Ranch in Georgetown, Texas, just outside Austin, and another within the sustainability-focused community of Babcock Ranch near Fort Myers, Florida (America’s first 100 percent solar-powered town) called Alta Key. From the clubhouses and amenity spaces to model homes, our role has been to create environments that feel rooted in place while supporting the vibrant lifestyles today’s residents are seeking.

Here’s a closer look at our approach—and the many design considerations shaping both communities.

Placemaking From the Inside Out

At Kuchar, every project begins with the same question: What makes this place unique?

Before we think about finishes, furniture, or color palettes, we spend time understanding the community itself. We visit the site, study the surrounding neighborhoods, explore the local architecture, research cultural influences, and immerse ourselves in the lifestyle people are choosing when they decide to live there. That process of discovery is central to our approach because great design should never feel transplanted from somewhere else—it should feel as though it belongs.

Although these two communities share the same overarching vision, they each told a very different story.

Inspired by the creative energy of downtown Georgetown, Texas, this palette layers warm, inviting materials with artistic pops of color to reflect the character of the community.

Near Georgetown, Texas, we found inspiration in the region’s creative energy. Its charming downtown is filled with local art, music, and independently owned businesses, while Austin's celebrated cultural scene remains just a short drive away. We imagined residents who value both creativity and quiet—people who enjoy spending time outdoors as much as they appreciate an afternoon exploring galleries, listening to live music, or strolling through local shops. That balance between laid-back living and cultural vibrancy has become an important influence throughout the design process.

Wellness is woven throughout the homes at Babcock Ranch, where abundant natural light and timeless interiors create spaces that feel bright, welcoming, and connected to their surroundings.

Our Florida project presented an entirely different opportunity. Located within Babcock Ranch, a nationally recognized master-planned community designed around sustainability and resilience, the project naturally drew inspiration from the surrounding landscape and outdoor lifestyle. Wellness practices, environmental stewardship, and outside activities are already woven into everyday life there, so our design responds by reinforcing those values rather than competing with them.

In both cases, our goal isn’t to create two versions of the same community. It’s to create places that feel authentic to their surroundings while sharing a common philosophy centered on hospitality, connection, and thoughtful placemaking.

Designing for Belonging

One of the biggest shifts we’ve seen in multifamily, active older adult communities is the growing emphasis on shared experiences. While beautiful, thoughtfully designed homes remain incredibly important, they're only one piece of the story. The real magic happens in the spaces that bring people together.

That’s why we’ve approached each clubhouse as the heart of the neighborhood rather than simply another amenity. Fitness centers, yoga studios, pools, grilling areas, bocce courts, golf simulators, pickleball, and flexible social spaces aren't included simply because they're expected. They're designed to encourage interaction, spark conversation, and support the everyday moments that transform neighbors into friends.

For many residents, moving into one of these communities represents an exciting new beginning. Children have grown, careers have evolved, and there's more freedom to invest time in travel, hobbies, wellness, and relationships. Design has an opportunity to support that transition by making it easy to participate, connect, and feel part of something from the very beginning. We believe the strongest communities aren't built through programming alone, but through environments that naturally invite people to gather, linger, and return again tomorrow.

Hospitality at Every Scale

Hospitality has long influenced the way we think about residential design, and these communities give us an opportunity to apply that mindset in meaningful ways. We wanted every shared space to feel warm, welcoming, and elevated—less like a traditional community clubhouse and more like a boutique hotel where people are genuinely excited to spend time.

That same philosophy extends into the homes themselves. Working across multiple home types, finish packages, and material palettes, we focused on creating choices that feel personal while maintaining a cohesive identity throughout each neighborhood. Even though these homes are designed to be approachable and attainable, we never wanted them to feel generic. Thoughtful details like coordinating-but-different tile selections for the bathrooms to make each unique, strategic accent lighting, and slender Shaker cabinets help create spaces that feel modern, customized and intentionally designed.

Functionality was equally important. Because these communities serve residents across a broad range of ages and abilities, accessibility needed to be thoughtfully integrated into every decision. However, rather than treating those considerations as separate from the design, we looked for opportunities to incorporate them seamlessly so every space feels intuitive and comfortable without sacrificing style. 

For example, we selected hospitality-inspired seating that's both stylish and easy to get in and out of, while ensuring flooring transitions are smooth and accessible for wheelchairs and other mobility devices.

With site visits and development underway, we’re shaping thoughtfully designed spaces that bring community to life.

Looking Ahead...

What excites us most about these projects is that they're only the beginning. As High Point Living continues to grow with new developments, the design standards we’ve established together will help shape future communities across the country. It's an opportunity to build more than a collection of beautiful homes—it's an opportunity to create an experience that residents will recognize, trust, and feel proud to call their own.

At Kuchar, we've always believed great design begins with understanding people. Whether we're designing a workplace, a hospitality environment, or an entire residential community, our goal remains the same: to create spaces that reflect the people who use them and enrich the way they live.

These communities remind us that home is never just about the house itself. It's about the relationships that form around it, the memories created within it, and the sense of belonging that transforms a neighborhood into a true community. When design supports all of those things, it becomes much more than beautiful—it becomes the foundation for an extraordinary next chapter.
