The Unit That Leases the Building
Kuchar has staged model units across the United States for student living, multifamily, and luxury apartment properties. A model unit does a specific job. It is the room where a prospective resident decides if they want to move in.. The work is furniture, art, finishes, and scale, calibrated to the building's rents and the renter it wants. Kuchar's residential practice informs that work, and so do years of amenity and common-area design for properties like Latitude at River Landing in Coralville, The Radian in Philadelphia's University City, and The Link PHX in downtown Phoenix — buildings where the interiors carry the leasing story.

Chicago is a renter's city with a long memory of new construction. Apartment interior design in Chicago, IL works across an unusually wide range of stock: new towers in the West Loop and South Loop competing for the same lease-ups, vintage courtyard buildings and walk-ups holding the neighborhoods, and conversions sitting in between.
