A Factory Floor, Rendered in Black and White
The North Avenue residence is a loft condo inside an old factory building on Chicago's north side. Kuchar redesigned it to read modern while keeping the vintage character the building already had; the argument of the project is that the two are not in conflict. Black and white details carry the interior, giving each space a bright, fresh aesthetic against the older structure holding it. The restraint is deliberate. In a unit with this much inherent texture, a narrow palette lets the building's own material do the talking, and the rooms stay sharp rather than busy.

Chicago's north side holds one of the city's deepest inventories of converted industrial space: former manufacturing buildings reworked into lofts with exposed brick, heavy timber, and windows built for daylight rather than views. Condo interior design in Chicago, IL is largely the work of editing rooms someone else framed. Ceilings are tall, plans are open, and the structure is not going anywhere, which turns every decision into a question of what to set against it. A tight palette usually outperforms a full one in these units. The building has already brought its own color.
